The most common question we get from homeowners is “How much does it cost to paint my house?”. The honest answer is: it depends. But instead of of leaving it at that, we want to be transparent about what you can expect things to cost and provide education about what factors can affect that cost and help you understand the value you receive when working with a family-owned professional painting company like PRO-Found Painting.
What factors affect the cost of painting in Waukesha county?
Several factors can influence the price of your paint job. Here’s what matters most:
1. Size of project – square footage, number of rooms
2. Condition – drywall repairs, board replacement, sanding, priming
3. Paint & Materials – quality of product (we use premium products from Sherwin Williams like Duration and Emerald)
4. Detail & Complexity – multiple colors, accent walls, vaulted ceilings
5. Accessibility – needing tall ladders, roof slope, landscaping, moving heavy furniture
6. Season – interior work in the summer vs. the winter, winter discounts to keep our crews busy
Interior Painting Pricing Guide
Pricing includes detailed prep, two coats of premium Sherwin Williams wall paint, thorough clean up, and professional quality results:
1. Small room (half bathroom, small bedroom) – $400-$500
2. Medium room (bedroom, office, large bathroom) – $600-$900
3. Large room (living room, master bedroom, open concept kitchen/living space) – $700-$1600
3. Ceilings – approximately $1-2/sq ft
The main factors that contribute to interior painting cost:
- Drastic color changes – Most color changes can be covered in 2 coats. However, changing from a dark color to a light may require additional coats. This affects both the labor and materials cost.
- Drywall repairs – Our team can handle minor drywall repairs. We cut out the section of damaged drywall, replace it with a new drywall section, apply joint compound, sand, prime, and paint.
- Nail pops – Over time, drywall expands and contracts with the changing weather. Nail pops are screws that begin to push through the drywall creating a small bump. To repair, we sink the screw/nail head, fill with repair compound, smooth out to create a seamless transition, texture, and paint.
- Staining – Any stains on the wall from smoking, cooking oil/grease, water damage, or candles must be cleaned and possibly oil primed to prevent the stain from showing through the new paint.
- Trim around windows, doors, and built-ins – In order to leave your trim looking like we found it (or sometimes even cleaner), we must carefully mask and cut in around the trim. Baseboards always get masked to prevent paint speckles from rolling getting on the trim. Window and door frames are masked as needed.
We do have a $1200 job minimum in order to keep our crews busy for a full day. Typically painting 2-3 rooms or more will get you to the best value.
Exterior Painting Pricing Guide
Pricing is mainly dependent on square footage, surface type, and condition/prep work required.
- Small (1200-1800 sq ft) – $5000-$8000
- Medium (1900-2400 sq ft) – $7000-$13,000
- Large (2500 – 4000 sq ft) – $15,000-$25,000
Standard prep work includes pressure washing, scraping away flaking or peeling stain/paint, sanding as needed, caulking with high quality exterior grade caulks, and oil priming bare wood. We replace rotted boards at a labor cost of $85/hr plus the cost of materials.
Cedar sided homes that have not been maintained with the proper staining intervals of 5-7 years may require more extensive prep work to ensure that the new stain lasts as long as it should.
Which painting company should you go with?
Things to consider when comparing estimates:
- Products being used: Not all products offer the same coverage, durability, and finish. At PRO-Found Painting, we use the highest quality products on the market from Sherwin Williams. We stand behind the quality of our products and have the experience required to apply them properly to get the best result every time. Depending on the right product needed for your project, paint can cost between $35-$120 per gallon.
- Warranty: Are the companies offering a warranty? What does it all cover? PRO-Found Painting offers a 3 year warranty on all work we complete. This covers both product failure and workmanship.
- License and Insurance: Do the companies have liability insurance? Are they a business registered with the state of Wisconsin? PRO-Found Painting is a registered business with full liability insurance. All of our crews carry liability and workman’s comp insurance as well.
- Color Consultation: Is there an option for a professional color consultation or is the painter the one who provides that service? We offer a complimentary color consultation on projects over $2,000 with Nancy LaMuro, who owns and operates Fresh View Color Consultations (PS, we have NEVER been disappointed when working with her).
- Type of Business: Is the company a franchise, sole owner, or a team of painters? How long have they been in business? PRO-Found Painting is a family-owned and operated business out of Waukesha. We have been serving this area since 2016!
- Trust: Do you feel like you trust the company to take care of you and your home? Did they show up on time? Answer your questions? Provide education about the project?
We are open to price matching other estimates you have received. We would need to review a full copy of the estimate to make sure we are comparing apples to apples regarding materials being used and prep being done.
